Ewart has launched its £130m Lanyon Place scheme in Belfast on to the market.
The development will provide 41,805m2 (450,000 sq ft) of offices, 5,574m2 (60,000 sq ft) of shopping, a 180-bed Hilton hotel and a concert and conference centre.
BT will occupy 13,935m2 (150,000 sq ft). Ulster Bank is believed to be in discussions for a 9,292m2 (100,000 sq ft) headquarters on the site.
While Ewart’s agent, Colliers Erdman Lewis, is not yet quoting a rent, top rents for prime office space in Belfast city centre touch about £135 per m2 (£12.50 per sq ft).
Ewart’s chairman, Brian O’Connor, said: “Belfast is becoming one of Europe’s prime destinations for business development. Lanyon Place . . . provides an exciting investment opportunity for major UK and European investors.”
