The Water Authorities’ pension fund and Gabriel Securities have unveiled their plans for the hi-tech scheme at Cannon Lane, Maidenhead, to be called Foundation Park.
The £35m development, to total 275,000 sq ft on a 13-acre site close to the A423(M), will be phased.
The first phase — of 120,000 sq ft in four units, two of 40,000 sq ft and two of 20,000 sq ft — is due to be completed in the summer.
WASF bought the site from Black & Decker for over £10m.
A rent of £10 per sq ft is being quoted through Jones Lang Wootton and Russell Cash and Co. JLW acted for WASF in the acquisition of the site, while Russell Cash acted for Gabriel in the funding.
This latest scheme by the fund follows the letting of the Beacontree-developed 221 Concept, Bath Road, Slough, to Wordplex, who took the whole of the 95,000-sq ft project.
