Pizza Hut, a joint venture between PepsiCo and Whitbread in this country, have made their first departure into freestanding restaurants in the UK with the development of a 3,200-sq ft unit at the Merry Hill Shopping Centre in Dudley’s Enterprise Zone.
Richardsons, the developers of the shopping complex, are building a shell and will lease this to Pizza Hut at £50,000 pa, fitting out will cost about £270,000.
In the USA most Pizza Hut outlets are free-standing structures with the exception of units in New York and Chicago. Now the firm are looking to open a further three or four in the UK in the next 12 months. They are looking for sites of about half an acre on major arterial routes.
Pizza Hut have also recently crossed over the border into Scotland to take on their rivals Pizzaland.
So far there are two outlets open and trading, two fitting out and six agreed in Scotland. At 121 Princes Street, Edinburgh, Pizza Hut have taken an assignment of a unit on ground floor and basement totalling 5,400 sq ft at a passing rent of £60,000 pa. A premium of about £100,000 was paid. Stewart Newiss represented the assignees, while the assignors were represented by Montagu Evans & Son.
Also in Edinburgh, the pizza chain have taken the last remaining unit in a parade redeveloped by DCI (Holdings) on North Bridge, which connects Princes Street and the Royal Mile.
The shop has a ground-floor sales area of 1,655 sq ft and a basement of 2,602 sq ft and has been taken on a new lease at £32,500 pa. Again, Stewart Newiss acted for Pizza Hut, while DCI were represented by Conrad Ritblat & Co.
Pizza Hut are also represented in Hanover Street in Edinburgh and outlets are planned for Glasgow and Aberdeen. Whitbread’s £6.8m purchase of the leasehold interests in 16 restaurants of the Wendy fast food chain looks set to benefit Pizza Hut.
It has not yet been decided how many of the outlets will be allocated to the pizza chain as Whitbread co-own another fastfood operation, Quick, with GBINNO.
However, it is certain that Pizza Hut will get some of the former Wendy outlets.
