HPM&R’s tips for Epsom tip

Epsom & Ewell council, advised by Hillier Parker, is to sell a 16-acre former refuse tip in Epsom.

The Stones Tip, near the A24, three quarters of a mile north of Epsom town centre, has not been used for the disposal of household refuse for 20 years.

After considering the development opportunities, Hillier Parker advised the council to dispose of the site in two lots — a 14-acre site for commercial development with the remaining 2 acres being sold for housing.

The commercial site will be sold freehold and will be offered with the benefit of outline planning consent for a retail warehouse park of around 120,000 sq ft, as well as industry and warehousing uses. The council is due to endorse the consent on September 9.

Following this, the site will be marketed with a closing date of October 8 for those interested to contact the council. A shortlist will then be drawn up of 10 developers, who will be asked for detailed proposals and then financial offers.

The final selection of a developer — who will be expected to provide around 1.5 acres of public space as part of the scheme — will take place early next year.
