The London Joint Auctioneers’ first sale of the year raised a total of £2.96m, with further sales after the auction expected to boost the total to more than £3m. This is over a quarter of last year’s total takings of £11.75m.
Edwin Evans of Clapham Junction sold all their vacant houses with the highlights, according to the auctioneers, being 192 Bedford Hill, Balham, London SW12 – a vacant, double-fronted semi-detached house, which has planning consent for six self-contained flats – which was knocked down at £211,000, and 52 Bolingbroke Grove, Wandsworth Common, London SW11 – another vacant house which sold for £124,000.
A commercial investment at 181-183 Battersea High Street, SW11, producing £10,900 pa, fetched £118,000 for Edwin Evans. The shop and office building is primarily let to Londis.
Burnet Ware & Graves also found a good market for freehold vacant houses with 68 Underhill Road, East Dulwich, SE22, selling for £98,500 and 82 Fawnbrake Avenue, Herne Hill, SE24, fetching £94,000. The firm’s largest lot was 219 Valley Road, Streatham, SW16, a detached double-fronted house, part let, which was knocked down at £225,000.
Andrews & Robertson sold all their lots, with “spirited bidding” for a semi-detached house at 27 Orbel Street, Battersea, SW11, which went for £123,500. Of the residential investments, a pair of converted flats at 69 Hazelbourne Road, Balham, SW12, both let on regulated tenancies, sold for £63,250.
The sale ended with two lots for Burton & Loder. Flat 12, 112 Streatham Hill, SW2, which is vacant and has aout 40 years unexpired on the lease, was knocked down at £36,100. Joint auctioneers were Westburys.
