High hopes in Docklands

Hertsmere House, A 52,820-sq ft office building in the Isle of Dogs Enterprise Zone due for completion at the end of the year, is aiming for a record rent of £20 per sq ft.

The building — originally a project by the Hertsmere Group — was sold last year to Hilstone Developments, who this year sold it to Mountleigh for £12m. In June last year, Barclays Bank took an overriding lease on the ground, first and second floors at around £12 per sq ft. But the success of Docklands led the developers to add on an extra two floors, and agents Jones Lang Wootton and Grant & Partners say they will be “disappointed” if the space they are offering — the top four floors — does not fetch the asking rent. Barclays will be occupying the ground floor with a branch bank.
