Wandsworth Council using Nelson Bakewell Auction, Langham Hilton, W1 to sell site

Good omens already for Nelson Bakewell’s auction at the Langham Hilton, W1, next week.Western House (above), an office building in Moor Lane, Staines, let to a subsidiary of Higgs & Hill, sold prior for £1m, showing an initial yield of 8.27%.Wandsworth Council is using the auction to sell a site with consent for offices or industrial near Battersea Power Station, SW8. “It is pretty obvious that there will be a lot of interest in this site and we wanted as open and public a sale as possible”, said Nelson Bakewell’s Rob Noel. “We chose the auction market this time to make sure there is no stone left unturned.” The guide price for the 0.56ha (1.38 acre) site, at Lockington Road, is £450,000. The buoyant market is reflected in the size and spread of the 47, mostly commercial lots on offer. Chesterfield Properties is selling four properties and Savills Fund Management is using Nelson Bakewell for the first time. Auctioneer James Cannon said he expected lot 34, a freehold retail, office and residential investment in Oxford, to be popular.
