Angel Court Tower, Morley’s 210,000 sq ft, 308ft City building, is for sale at over £104m.
The deal represents a yield of 7.4%.
The 19-storey 1 Angel Court, EC2, is let to JP Morgan Chase at £39 per sq ft with 10 years unexpired on the lease.
Morley holds the long leasehold of the building on a peppercorn rent from the Clothworkers Guild.
Selling agent Mike Edwards, head of City investment at IRE, said: “There are plenty of angles and it will appeal to a wide range of investors.”
