Personal injury law firm Invaro is set to take the third floor of the most recently completed office building in Liverpool’s Princes Dock.
Invaro will pay Princes Dock Development Company (PDDC), part of Mersey Docks & Habour Company, around the asking price of £16.50 per sq ft (£177 per sq m) for the 22,600 sq ft (2,100 sq m) suite at the waterside building.
The deal would be the largest to date at the speculative 98,000 sq ft (9,100 sq m) building, which was completed early last year.
Marketing agency The Mersey Partnership and cotton broker Cargill have each taken leases of less than 10,000 sq ft (929 sq m) in Number 12.
Princes Dock is the second largest speculative city centre office scheme on the market in the North West, after Argent’s 164,700 sq ft (15,300 sq m) One Piccadilly in Manchester.
One Piccadilly has yet to see any lettings above the ground floor retail and leisure units.
Princes Dock has planning permission for 1m sq ft (92,900 sq m) of offices, three hotels, 270 flats, 52,000 sq ft (4,831 sq m) of leisure and retail outlets, as well as multi-storey car parks offering 1,160 spaces.
