The Crown Estate says it will press ahead with an application to demolish the Regent Palace, in central London, despite moves to get the property listed.
It is looking to replace the Edwardian grand hotel with shops and offices.
But Andrew McIntosh, heritage minister, has accepted advice from English Heritage that its perfectly preserved art deco public rooms should not be lost. Westminster Council will make a final decision on its future later this year.
