A £40m business park is to be developed by Sterling Capitol in Barnsley, next to Junction 37 of the M1.
The 38-acre business park will include around 600,000 sq ft of offices and business space, a hotel, a 400-space park-and-ride facility and a railway station.
Detailed plans will be submitted next month and it is hoped that work will start on site in early 2005.
The development has been supported by a £3m Objective One grant and has been planned in consultation with Renaissance South Yorkshire, Yorkshire Forward and Barnsley council.
The agent for the development is Knight Frank.
