Knight Frank has shortlisted Morley’s 20 North Audley Street, W1, for its new UK headquarters.
But the agent, which is looking for a 60,000 sq ft building in the West End, has also called for detailed figures on two other off-market options.
Knight Frank needs to fill its requirement ahead of lease expiries towards the end of 2007 at 20 Hanover Square, which will be marooned by the Crossrail construction site.
Morley Fund Management’s refurbishment of 20 North Audley Street is due for completion next year.
Sources said the rent for the building at the crossroads of North Audley Street and North Row (see map) was likely to be in the region of £55-£60 per sq ft. The building has lain vacant since 2003, when Six Continents disposed of its lease following its demerger.
Other agents hunting for space are Jones Lang LaSalle and King Sturge, with circa 60,000 sq ft requirements, while Dunlop Heywood Lorenz, Strutt & Parker and Montagu Evans have requirements for around 20,000 sq ft each.
