Arlington secures first two lettings at Ashburton Point

Investor clients of Arlington have secured their first two lettings at the Ashburton Point industrial scheme in Trafford Park, Manchester.

United Utilities Networks has agreed a 10-year lease on an 11,100 sq ft unit at £5.50 per sq ft.

A second unit of 7,000 sq ft is under offer to AK Plant Hire on a 10-year lease at £6.25 per sq ft.

Arlington, on behalf of investor clients, purchased the scheme, formerly known as Liquorice Park, in two phases from developer CDP.

The first phase was purchased for £7.5m last July, while the second phase was bought for £6.5m in December.

In total, the scheme comprises 225,000 sq ft of new industrial units, ranging from 5,000 sq ft to 37,500 sq ft.

Rick Davies, of joint letting agent Davies Harrison, said: “We are delighted to have secured such a strong covenant as our first tenant at Ashburton Point.

“We expect to complete on the other five units in the next few weeks, which is extremely encouraging.”

Paul Wylie of Arlington said: “I believe this further strengthens Trafford Park’s reputation as Manchester’s prime industrial location.”

Joint letting agents Davies Harrison and Savills acted on behalf of Arlington. United Utilities Networks represented itself.
