Developer Conlon has sold a 35,000 sq ft distribution unit in Leyland, Lancashire, to distribution company TNT.
The £5m deal at Moss Side Development Park has been agreed off-plan on a design-and-build basis.
A planning application for the scheme, on a 7-acre site, has now been submitted.
Andrew Aherne, associate at Matthews & Goodman, which acted jointly for Conlon, said: “These deals reflect strong demand from occupiers to own their own building in Lancashire.”
Other freehold occupiers on the site include Whittle Flooring and fencing contractor J Roocroft & Sons.
Less than an acre of development land now remains at Moss Side.
Joint agents on the scheme are Matthews & Goodman and Parker & Company.
