Henderson Global Investors, on behalf of clients, has sold a 101,000 sq ft distribution unit in Chorley, Lancashire, for £6.9m.

The sale of the shed, which is situated on the Matrix Business Park, reflects a net initial yield of 6.29%.

Jones Lang LaSalle advised Henderson in the deal, while King Sturge acted for the purchaser, Morley Fund Management.

Jonathan Mills, director of JLL, said: “This sale is a great endorsement of the increasing popularity of industrial developments within Lancashire.”

The building is let on a 20-year basis at £4.54 per sq ft to medical equipment manufacturer Vernon Carus.
