Insight is to speculatively build 64,000 sq ft of industrial space in Bridgend, South Wales, on behalf of Clerical Medical.
The £4m York Park scheme at Bridgend Industrial Estate, comprising nine new units, is being supported by European Objective One money.
Agent Anthony Phillips of Atisreal said, “While there has been extensive recent press coverage of major closures by the likes of Sony recently, our client is now developing this scheme on a speculative basis as there are no units of between 5,000 and 20,000 sq ft.
“There continues to be good demand for these small to medium sized units from the locally based businesses, which appear to be doing quite well in the current marketplace.
“With a number of major industrial estates in the area becoming fully let, demand is outstripping supply and so a new scheme such as this is not only very welcome, it is much needed.
“With its location close to the M4 and midway between Swansea and Cardiff, it is sure to prove a very popular development, and I am anticipating considerable demand for the units when we start to market them.”
Quoting rent is £4.95 per sq ft (£53.28 per sq m).
