Lehman Brothers Real Estate Partners is looking to sell the Galleria Outlet Centre in Hertfordshire for around £120m.
Land Securities, which is keen to carry on its retail spending spree this year, is one of the interested parties.
The 308,000 sq ft centre in Hatfield was built in 1991 and has since been turned into a factory outlet centre.
Land Securities declined to comment and Lehman said that no decision on a sale had been made.
Franc Warwick is advising on the sale.
