Requirement freeze puts Berkshire park back on market

A 75,000 sq ft building on a Berkshire business park is back on the market after a pharmaceutical firm froze its requirement.

Abbott Laboratories had been expected to take the entire Building II at Morley’s and Frogmore’s Vanwall Business Park in Maidenhead, which is one of only a few recently developed properties available in the town.

However, the company’s international board blocked the move as it will only discuss it for its 2005-06 budget, scheduled for October. Cyril Leonard & Co advises Abbott.

Building II is already attracting interest from data information specialist Dun & Bradstreet for its 75,000 sq ft requirement.

CBRE has been advising D&B on a search in the Slough and Maidenhead area.

A move by D&B, which has also looked at Akeler’s Marlow International business park, will also pave the way for its present landlord, Johnson & Johnson, to expand in the 200,000 sq ft Holmers Farm Way site, High Wycombe.

The healthcare giant purchased the building from D&B three years ago and leased 80,000 sq ft back to it.

D&B is now in discussions to leave before its lease expires in July 2007.
