Rosemound Developments is planning 300,000 sq ft of speculative distribution space in Bristol on 65 acres of land bought from Burford at Cabot Distribution Park.
The site, currently known as Merebank, can accommodate up to 1.3m sq ft of distribution space.
It’s also the only site in the South West with capacity for a single 1m sq ft unit.
Rosemound, which has not disclosed the purchase price, says it will soon be submitting a planning application for an initial speculative 300,000 sq ft unit with expansion capability, with construction due to get underway in June.
Jason Dalby, managing director, said, “The South West has always been a very strong location for small regional facilities but pressures on driver hours and the lack of big footprint sites on the M4 corridor have improved the profile of Bristol in a national context.
“The scale of this opportunity and its excellent motorway, rail and port links ideally fits our strategy: the acquisition takes our current development programme above the 10 million sq ft barrier.”
Burford was represented by GVA Grimley, Jones Lang La Salle and Franc Warwick. The acquiring agent for Rosemound was M3.
