US logistics giant ProLogis is the frontrunner in the race to buy a 30-acre site at Littlebrook Power Station in Dartford.
RWE subsidiary npower is marketing a total of around 80 acres of disused space at the Kent site.
ProLogis is likely to pay around £20m for the first 20-acre phase, which could house up to 500,000 sq ft of distribution space.
The site borders ProLogis’s 264-acre The Bridge, which received consent for 1.5m sq ft of commercial space in August.
There are also plans for a 670,000 sq ft Sainsbury’s distribution hub, a 330,000 sq ft science park and a 30,000 sq ft innovation centre at The Bridge.
An agent active in the market said: “As it’s adjacent, there has got to be some spin-off. That might involve integrating the sites, or it might involve moving warehouse requirements to Littlebrook.”
Colliers CRE is acting for RWE; ProLogis is represented by Holley Blake. Neither developer nor agents were prepared to comment.
