Morley Estates is to secure an operational rail freight connection for its recently acquired 230,000 sq ft warehouse unit in Golborne, Wigan.
A rail line runs adjacent to the scheme, formerly occupied by Exel, and Morley is in discussions with rail authorities to make it fully operational as a freight terminal.
The move would make it one of the few distribution schemes in the North West to be linked in this way.
Matt McConville, director of Morley Estates, said: “Having discovered that it is possible to take advantage of the existing rail line that runs adjacent to our site, we are now working closely with Network Railways and English, Welsh and Scottish Railways to improve the track and make it fully operational.”
Morley, which acquired the site in May this year, also bought a further two acres of neighbouring land, bringing the total site to 13.4 acres.
The property is currently undergoing a refurbishment programme, which is due to be completed in December 2005.
Tom Davis, of joint letting agent DGi Davis George, said: “Within the next five years, rail freight costs will drop as road congestion and charges become more expensive and inconvenient.
“Potential occupiers will be more attracted to properties that benefit from rail freight networks as well as good road links.”
