St Modwen has bought 234 acres of land at North Ferriby near Hull from Warner Estates for £7.6m.
The company has submitted an outline planning application for a first phase of development that will see 116 acres developed out to provide 2m sq ft of offices, a hotel and industrial and distribution space.
Exact space for the various uses will be determined following masterplanning prior to submission of a detailed planning application.
Start on site is expected for later in 2006, following necessary highway works which are due to finish in August.
The site lies around six miles to the west of Hull city centre and is next to the A63.
It was predominantly farmland but has been zoned for employment by the council.
Steve Prosser, regional manager of St Modwen, said: “This is a significant acquisition for the Yorkshire region.
“We have extensive infrastructure to complete and are masterplanning the initial phases of development with the intention of bringing forward development later this year.”
The acquisition is the largest investment that St Modwen has made since opening its Yorkshire office one year ago.
