Rolls Royce to shed 65-acre Bristol works

A major mixed-use redevelopment opportunity has come on the market in Bristol.

Engine maker Rolls-Royce wants to sell its 65-acre East Works factory in the north of the city as part of plans to consolidate production.

The company is midway through a £75m programme to redevelop its defence aerospace facilities at Patchway, adjacent to East Works.

New buildings started to go up last month to house engine assembly lines for fighter planes and helicopters, after Rolls-Royce signed landmark agreements with unions to change working practices.

East Works, which Rolls-Royce has occupied since the 1940s, is expected to be freed up later this year. It lies just 5 miles north of Bristol city centre.

Gerald Eve this week invited expressions of interest by 28 February.

Partner Graham Bates said: “This is an excellent location, surrounded by existing and planned mixed-use, residential, retail and B8 development.

“We expect a high level of interest.”

The sale, expected to be agreed by Christmas, will be conditional on consent being obtained jointly by the preferred developer and Rolls-Royce.

South Gloucestershire council is expected to push for a mixed-use scheme.

Developers likely to bid include British Land, Kier Property, St Modwen, Development Securities, and local firms, such as Deeley Freed.
