Industrial Estates (Scotland) has completed the purchase of the 150,000 sq ft former Sanmino plant in Kirkcaldy, Fife.
The Fife-based developer bought the unit for an undisclosed sum, but could spend upwards of £3m bringing the former metal casings factory back to the market.
Managing director, John Gavin, is exploring a number of options for the building but will target single users during the first six months.
He stated: “We are going to start marketing the building through Ryden this week.
“It is of a size that could achieve a single user and we will market it as such.
“But during that six-month period we will also put in place building controls and prepare a planning application for the demolition and sub-division of the property.”
The factory was closed in August 2004 after US firm Sanmina relocated its production to Hungary with the loss of 300 jobs.
If the initial search for a single tenant does not yield any results, the site will be redeveloped into four or five units on a multi-let basis.
The office, production, and warehousing space is to be branded Rosslyn Commerce Park.
The company specialises in the redevelopment of redundant industrial units and will today start to market the 150,000 sq ft former LG Philips factory at Washington in Wearside.
Ryden acted for Industrial Estates while Jones Lang LaSalle represented Sanmino.
