Why The US$1bn residential, commercial and leisure scheme involves creating “atolls” and “petals” within the Gulf as a basis for 1,800 villas and community areas, retail and leisure facilities. Within the 20 sq km development area, there will also be a centrepiece marina with a luxury hotel, water sports centre, theme park, a crescent-shaped island linked to the mainland via bridges to form a town centre. Completion date is 2009.

Why When completed, the 3m sq ft (278,700 sq m) mixed-use development will be the tallest building in Pakistan. The centrepiece of the scheme, which has a project value of US$300m, is a 30-storey, 350-bedroom world-class hotel topped by a panoramic restaurant. The design includes a shopping mall, offices and 300 apartments. It is due to be finished in 2009.

Why The design is based on two 50-storey, 240m tall, sail-shaped office towers. They are positioned on top of a three-storey sculpted podium and basement, encompassing a shopping centre, restaurants, business centres and car parking. It will feature three 29m-diameter horizontal-axis wind turbines that will deliver up to 15% of the building’s total annual energy requirements.

Why The 60-level, 200-metre complex will be the UK’s tallest residential building to have received detailed planning consent. The building, and two adjoining medium-rise blocks at Ducie Street, will include 710 apartments, a 220-room, five-star hotel and 80,000 sq ft of retail space, restaurants and bars. Plazas and public spaces, historic canal frontage, a nine-metre grand stair and a bridge link to Manchester’s Piccadilly Station — one of the UK’s busiest transport hubs, will surround the scheme. Construction will start later this year.

Why The £350m redevelopment of the former Edinburgh Royal Infirmary is one of the UK’s largest urban regeneration projects. Quartermile will provide over 1,000 homes, over 300,000 sq ft of Grade A office accommodation and 80,000 sq ft of leisure and retail space.

Why A multi-million pound retail-led mixed-use regeneration project, spread over 185 acres, is set to play a central role in the transformation of the River Clyde, Scotland. It will be a mix of leisure, 700,000 sq ft of business space, a new public park and 2,000 homes.

Who Derwent Valley

Why The revamp of the 1.8-acre former Virgin Records HQ will include the redevelopment of the existing stable block to create a new 25,000 sq ft, six-storey landmark office building, the refurbishment of the Portobello Dock building, 18,000 sq ft of offices and the conversion of Kensal House, a former office building, into 12 luxury flats. The scheme is due for completion in 2007.

Why The £200m 559,700 sq ft scheme, which is set to revitalise Hull city centre, will have a 110,000 sq ft food store, 320,000 sq ft of retail, 150,000 sq ft of leisure, 220 homes, a hotel, a 1,550 space car park and a new home for the Hull Truck Theatre Company and the Albemarle Centre for children’s music. It is set to be finished in autumn 2007.
