Two significant opportunities are set to test the Southampton occupier and investment markets.
In the centre of town, financial services group Old Mutual is considering moving Skandia out of its 100,000 sq ft headquarters, following its takeover of the Swedish savings group earlier in the year.
Skandia has a further 10 years on its lease at Skandia House. It also occupies around 67,800 sq ft at Skandia Point and 50,300 sq ft at Mountbatten House on Commercial Road, but its 1,700-strong Southampton workforce is expected to be cut following the takeover.
Skandia House is already being linked to Southampton council, which has been waiting for a suitable chunk of grade A space for several years.
A Skandia spokesperson said OM was carrying out a review and would report its findings on 20 June.
In addition, AB Ports has instructed Jones Lang LaSalle to market the 10-acre Town Quay waterfront site for £20m-£25m.
The scheme, which was developed by AB Ports’ Grosvenor Waterside development arm, comprises 50,000 sq ft of offices and five pub/restaurants, bringing in an estimated £1.5m pa.
