Go-ahead for phase two at Birmingham industrial park

West Midlands-based developer Opus Land has received the go-ahead to develop a hotel on the £45m industrial site Opus 9.

Opus, in a joint venture with Arlington Securities, has received detailed planning from Sandwell council to develop a seven-storey 100-bed hotel on the 33-acre mixed use scheme close to junction 9 of the M6.

The hotel is the second phase of the £45m Opus 9 scheme, funded by pension fund clients of Arlington, which has planning consent for up to 450,000 sq ft of production, warehousing and distribution facilities.

Work is due to finish on phase one of the site, a speculatively developed distribution/production unit of 105,000 sq ft to be called ‘Point 1’, in October this year.

An operator will be secured for the hotel before work begins.

Opus Director, Richard Smith said: “We are delighted with the outcome of the planning committee and are looking forward to finding a suitable hotel operator for this unique location – the only site in the Birmingham conurbation immediately adjacent to the motorway.”

Joint agents for Opus 9, King Sturge and DTZ, are quoting £5.50 per sq ft for space on the scheme.
