Lingfield secures prelet at Lichfield South scheme

Lingfield Securities has secured a 14,500 sq ft pre-let at its Lichfield South office development in Staffordshire.

Independent communications systems integrator, NextiraOne, is paying £18 per sq ft for the office building – the first of three spec-office buildings which will be built on the site.

The two-storey building is due for completion in June 2007 to be followed by a second 15,500 sq ft building in August 2007, and a 14,500 sq ft building in 2008.

The £15m offices, located on a 3.4-acre site on Wall Island, junction T5 of the M6 Toll motorway, join an Esporta Health & Fitness Club and an Express by Holiday Inn Hotel at Lichfield South.

The developer also is planning a 55-bay 2-tier golf driving range and a freestanding restaurant planned in a further phase early next year.

Lingfield Securities director, Jonathan Hart, said: “The fact that we have secured a pre-let at £18/sq ft to a company of the standing of NextiraOne is testimony to the strategic importance of the site and justifies the confidence of Lingfield in speculatively investing £5.5m as a catalyst for the next phase of development.”
