Hercules Unit Trust submits Fort Kinnaird plans

Hercules Unit Trust has submitted a detailed planning application for approximately 100,000 sq ft of retail and leisure space at its Fort Kinnaird retail park in Edinburgh.

The investor wants to create 20 new retail units and six cafes and/or restaurants.


In addition, the application accounts for new landscaping, sustainable drainage, wind turbines and improved public transport links.


The 600,000 sq ft park has a cap on the amount of space allowed to trade there, so the application will recycle existing space.


The new units will be created from the disused tea factory, which closed three years ago, the Megabowl leisure unit, which went bust, and the Odeon cinema, which recently announced that it is to close.


In April, Hercules formed a £680m joint venture trust with The Crown Estate, which includes Fort Kinnaird.


British Land is also a significant shareholder in the trust and its property advisor.


The trust believes that the measures put in place will help to “soften” what is at present an urban and car-dominated park.

“By investing in mechanisms to deliver sustainable energy we will help to both reduce long term costs for our tenants, as well as the burden placed on the local environment.”
