ProLogis finalises Rolls Royce distribution hub plans

ProLogis Developments is finalising plans for more than 1m sq ft of distribution-led space at its 65 acre (26.5 ha) Rolls Royce East Works factory site on the outskirts of Bristol.

More than 700,000 sq ft of the new scheme, to be called ProLogis Park Filton, will comprise large sheds with part of the remainder devoted to smaller industrial units, a self storage scheme and trade counter space.

Plans to be submitted to South Gloucestershire Council later this month by the big shed specialist will also include sites for three motor trade outlets, a 4-acre hotel/conference centre complex and technology centre.

ProLogis was selected as preferred developer last year after paying £40m for what is regarded as one of the UK’s most prestigious industrial development sites.

It was shortlisted alongside Slough Estates and Kier Property/Express Parks after more than 100 expressions of interest .

Military engine products have been manufactured at East Works since the 1940s although the space acquired by ProLogis has been used for warehousing since the completion of a 3,500-job £75m Rolls Royce plant on adjacent land.

Park Filton will add to the 1.86m sq ft of industrial space being developed in the Bristol area in the next few months, of which 870,000 sq ft is being speculated at Gazeley’s G.Park (comprising 115,000 sq ft and 206,000 sq ft units) and 547,000 sq ft at ProLogis’s Crossflow 550, Cabot Park.

Meanwhile Constellation Europe is expected to sign in the next few days for a 850,000 sq ft unit at Rosemound’s RD Park, having increased the size of its original requirement of 750,000 sq ft during the summer.

Jeremy Hughes, Industrial Agency Director at Atisreal, predicted that take-up for shed space in Bristol this year could approach 3.36m sq ft, against an average of 3m sq ft.

“The major players now have the Bristol area firmly in control and I expect major activity in the coming months,” he said.
