Terrace Hill lodges plans for Bristol extension

AIM-listed developer Terrace Hill has lodged plans with Bristol council for a major refurbishment and extension of Bristol Bridge House, Redcliff Street, to create a seven-storey 56,000 sq ft Grade A office block.




The existing riverfront building provides 40,000 sq ft on five floors. It has been vacant this year since law firm tenant Bond Pearce moved to a new headquarters in Temple Way, Bristol.




Terrace Hill hopes construction will start early in 2008, with completion the following spring.




It bought the building in March from Morley Fund Management. After redevelopment, it is expected to be marketed in line with Bristol city centre prime rents in the region of £27.50 per sq ft.




Adam Pratt, development director of Terrace Hill, said: “Bristol Bridge House is in a prime city centre location and the proposed redevelopment will make it more attractive both aesthetically and commercially. These improvement works will create a first-class, waterside scheme that will help to relieve the considerable demand for central Bristol office space.”




Recent Terrace Hill schemes in the area include the Brabazon Office Park in Filton, and Temple Circus, an office development close to Bristol Temple Meads railway station.




Atisreal and Knight Frank have been retained as joint letting agents on Bristol Bridge House.
