Wrenbridge buys Sunderland office building

Wrenbridge has bought a 112,107 sq ft office building on Doxford International Business Park, Sunderland, from clients of Morley Fund Management for £15.55m.

The property is let to EDF at £12.25 per sq ft until 2020, subject to break options, reflecting an initial yield of 8.3%.

The park was developed by Akeler in 1992 and tenants on the Park include Barclays Bank, Nike, Arriva and T-Mobile.

Guy Freeman, associate partner at Drivers Jonas, which advised Wrenbridge, said: “In a buyer’s market there are more opportunities to select the right product to match clients’ requirements. We feel a purchase at this level correctly prices the forthcoming break options with excellent potential to create value should the tenant decide to stay.”

GVA Lamb & Edge advised the vendor.
