Bournemouth-based Clark Estates has signed the first tenant for its refurbished Link House in Poole,
Social housing provider Synergy Housing Group has taken the 9,193 sq ft third floor of the 35,512 sq ft building on a 15-year lease, with a break after ten years.
The Dorset-based group will use Link House as its main administrative centre and will move in at the end of August.
The refurbishment of the four-storey building is expected to be completed by the summer, and includes new air conditioning, lifts, access flooring, lighting and carpets.
Clark Estates bought Link House in March 2007 from advertising publication Exchange & Mart, and work began at the beginning of the year.
Asking rents at the office block are £16.50 per sq ft.
Nettleship Sawyer and CB Richard Ellis are letting agents at Link House.
