Derwent London has prelet its Angel Centre scheme in Islington, London, to Cancer Research UK.
The charity has taken 135,000 sq ft of office space at the site for its London headquarters.
The development is near Angel Tube station, on the corner of St John Street and Pentonville Rd.
Cancer Research UK chose the Angel Centre over Thornfield Properties’ 200,000 sq ft Charterhouse Place scheme on Farringdon Rd opposite the Smithfield market.
Derwent London gained consent for its Angel Centre redevelopment in February.
The six-storey, 255,000 sq ft building offers floorplates of 50,000 sq ft with completion planned for early 2010.
The property was first developed by London Merchant Securities in 1984 and is the first from the LMS portfolio to be refurbished by Derwent London following the February 2007 merger of LMS and Derwent Valley.
It was formerly occupied by BT, which gave up its lease last year but will continue to pay £4.2m pa until March 2010.
The terms of the deal with Cancer Research UK were not disclosed.
