Distressed lots appeal at Mustbesold.com auction

Strong demand for well-priced distressed stock in UK-wide locations resulted in an 88% success rate and a revenue of £3.6m for Mustbesold.com.

Of the 55 properties offered at Kensington Town Hall, W8, on 29 April, 17 lots went to running offers and changed hands before the sale, and 24 sold in the room.

Auctioneer Graham Penny said: “All but five properties were distressed and the vast majority were outside London, including eight in Northern Ireland, which all sold.”

With London leading the way in the market recovery, Penny said locations within a 100-mile radius of the capital remained popular with buyers.

Properties in areas including Merseyside and the North East remained more difficult to sell as landlords struggle to secure stable tenanancies.

Notable sales included a two-bedroom, ground-floor flat in Hebburn, Tyne & Wear. It sold for £41,500 off a £31,000 guide.

A one-bedroom house in Houghton Regis, Bedfordshire, sold for £82,000 off a £75,000 guide.

A four-bedroom house in Heywood, Lancashire, sold for £120,000 off a guide of £108,000.
