Office rents stagnate or slide despite a rally in take-up in Bournemouth and Portsmouth. Meanwhile, industrial takes a knock along the M27. Compiled by Stacey Meadwell

The table covers Southampton, Eastleigh and Romsey for the period 1 September 2009 to 31 August. Both occupational sales and lettings are included (but not investment sales). The table refers to agents acting for the lessor/vendor, not the lessee/purchaser.

 

After completing 27 deals, BNP Paribas Real Estate has nudged last year’s winner Vail Williams into second place in the Southampton league table. Vail Williams completed more deals but its floorspace total could not match BNP PRE’s.

 

Fareham-based Hughes Ellard jumps straight into the number three slot. With eight sizeable deals, it is hard on the heels of Vail Williams. Hughes Ellard strengthened its agency team when Nik Cox joined from King Sturge’s Southampton office last year. King Sturge itself has not had a bad year, moving up one place to take fourth slot. 

 

But there is new kid on the block. Nexus Commercial, set up last autumn by Simon Mussell, formerly of Lambert Smith Hampton, has made it into the top 10 this year. And with Primmer Olds moving up the table, it is not good news for the likes of Knight Frank and GL Hearn, both of which have dropped out of the top 10 since last year.

 

 

“The office market overall remains undistinguished in terms of take-up. However, there are one or two hot spots of activity such as Langstone Technology Park at Havant, which has seen over 50,000 sq ft of new lettings this year to date.”
