PRUPIM submits plans for 150,000 sq ft Manchester office scheme

PRUPIM has submitted a planning application for the 150,000 sq ft redevelopment of the Brazennose House office building in Manchester city centre.


The fund manager plans to demolish the existing building and replace it with a grade-A office scheme, also featuring 3,600 sq ft of ground-floor shopping space and 4,800 sq ft of restaurants. The scheme will also include a new public square in front of the city’s St Mary’s Church.


PRUPIM will develop the scheme on behalf of the building’s owner, The Prudential Assurance Company.


Brazennose House sits off Deansgate, between the city’s central business district and Allied London’s Spinningfields estate.


The firm expects Manchester council to make a decision on the scheme this autumn, meaning that demolition could begin in spring 2012. The scheme could be completed around summer 2014.


William Rooke, development manager with PRUPIM, said: “The development of this scheme represents a vote of long-term confidence in quality assets in the region, despite current economic troubles, which is also in the interests of our investors. The new development also provides yet another jigsaw piece in support of Manchester city council’s inward investment strategy and inward investment objectives.”
