Schroders Exempt Property Unit Trust has purchased adjoining St Marks House and St Matthews House on Shepherdess Walk, N1, for £18.5m.
The price paid to the Glanmore Property Fund for the properties, which total 85,053 sq ft, reflects a 10% yield.
Tenants at the building include Schawk UK and Sungard Availability Services, where rents go for around £20 per sq ft.
