Miller Developments is set to kick-start its Omega scheme in Warrington, Cheshire, with 1.3m sq ft of deals after a decade of inactivity.
Catering supplier Brake Brothers is in talks for a 200,000 sq ft distribution hub, while Asda and Travis Perkins are both lining up sheds of around 400,000 sq ft. Delivery firm Hermes is also in talks to take a 250,000 sq ft facility.
The talks are all focusing on 20- to 25-year leases at around £6 per sq ft. The prelets would signal the start of the redevelopment of the former Burtonwood airbase, first proposed in the 1990s.
The deals centre on the 80-acre Omega North site where consent was granted in 2007 for 1.6m sq ft of sheds.
A Miller spokesman said: “We are having advanced discussions with a number of potential occupiers. Omega is very much open for business.”
