UBS has bought the West End office building 12 Golden Square, W1, for around £25m.
The firm is understood to have beaten a number of UK funds to buy the 26,244 sq ft property.
It is expected to undertake a refurbishment of the building next year. It has vacant possession from 2013.
Aberdeen Asset Management instructed H2SO to sell the building last month, with a £20m asking price.
Golden Square has seen a raft of activity this year, including the sale of number 36 to DTZ Investment Management for £47.5m – a 4.25% yield. CBRE Global Investors also attracted numerous bids for 37-38, before withdrawing the asset from the market.
