Otsuka Pharmaceuticals Europe has taken a 10-year lease for the Gallions office building in Buckinghamshire.
The firm is paying £22.50 per sq ft for the 21,965 sq ft property at Wexham Springs office park.
Gallions is part of the Mercury portfolio, which was purchased from Henderson in November 2012 by a joint venture between Mountgrange and Patron Capital called PM Mercury Holdings.
