Allied London has applied for planning permission to build a ten-storey commercial building in Spinningfields in Manchester.
The application, submitted by Deloitte Real Estate, outline the plans for the i+ office block, which has been renamed The Cotton Building.
It will be customisable by tenants, and will be targeted at the TMT sector. Several potential occupiers have been identified by Allied London.
The building will include subterranean parking and indoor gardens, with communal workspace on the lower floors and a gym, as well as a café and restaurants.
Allied – which recently purchased the nearby ITV Granada Studios site – could begin speculative construction of the site as early as March 2014.
Cartwright Pickard has been appointed architect.
Allied London chief executive Michael Ingall said: “We have been spending valuable time designing the model since we launched the concept, and are now in a position to deliver what would be one of Manchester’s, and in fact our, most exciting buildings.
“The property world needs to adapt to the needs of fast-emerging businesses and we’re not just talking about lease structures. There is a real need to evolve the commercial real estate concept in order to support both fledgling and mature businesses and provide the right environment for them to flourish. Service, amenity and environment together with sustainability needs to be considered far more carefully than any time before.”
The building will be managed by i+, Allied London’s new property management service developed with Capital Properties.
