Threadneedle Investments has bought the Hertfordshire headquarters of drinks maker Britvic for £60.6m.
The price paid to Catalyst Capital for 321,877 sq ft Breakspear Park reflects a yield of around 7.7%.
The four-storey office scheme is fully let to tenants including Britvic and Boston Scientific. The current passing rent is £5m pa.
