VMware to Flow into Staines

US software company VMware is on the cusp of doubling the size of its UK HQ in what would be the biggest Thames Valley letting this year.

The firm, advised by DTZ, has shortlisted Exton Estates’ and Rockspring’s speculatively developed 60,000 sq ft Flow scheme in Staines, Surrey,
as its preferred option for a new HQ.

Quoting rent at the property is £33.50 per sq ft. VMware would relocate from around 30,000 sq ft at the Theta building in Frimley, Surrey.

The 12-month office search also saw Legal & General Property’s Building 3 at the Causeway shortlisted as well as LaSalle Investment Management’s Strata, both in Staines.

Drinks company Pernod Ricard’s 40,000 sq ft letting at Chiswick Park in west London is the largest Thames Valley ­letting so far in 2014.

Western Corridor take-up reached 3m sq ft last year, exceeding the five-year average of 2m sq ft, according to JLL.

CBRE and Strutt & Parker are letting agents on Flow.
