Major residential-led developments are gathering pace at the gateway to Lend Lease’s Elephant & Castle regeneration project.
Developer Neobrand has lodged a screening opinion survey with Southwark council for a 25-storey, 80-flat tower at 87 Newington Causeway, SE1. The proposal, which also includes a 125-bedroom hotel, sits adjacent to the group’s 22-storey Signal Building.
Elsewhere, housing association Peabody is consulting on plans for buildings ranging from six to 38 storeys at the junction of Newington Causeway and Borough Road. They comprise 550 flats and commercial space, including a 50,100 sq ft office block, 12,100 sq ft for the Institute of Optometry, the retained offices of MORI and 44,100 sq ft of shops.
And after finally resolving a drawn out planning battle, Ministry of Sound is in talks to relocate from its site at 103 Gaunt Street into a double basement at Peabody’s proposed development.
The nightclub and Oakmayne Properties struck a deal in January ending a long-running dispute over the redevelopment of Eileen House, which neighbours the famous Ministry of Sound, into a 41-storey, residential-led tower.
The club argued the scheme could lead to noise complaints and the subsequent revocation of its licence. Lone Star Real Estate Fund III acquired Eileen House last month.
One source said: “The
reason for the momentum is the really strong record of delivery at Elephant & Castle. Permitted schemes are being built out and the policy principles are there to encourage new applications.”
Delancey and APG are also pursuing major developments in Elephant & Castle.
