Praxis has bought a 95-acre site in Blackburn to build a 1m sq ft mixed-use scheme, to be known as PARK 65.
Praxis paid £3.6m for the site, bought from a private family trust, and intends to build a1m sq ft industrial, retail and residential project.
The firm is to resubmit a planning application for the site, which has consent for a previous masterplan.
Matthew & Goodman advised the vendor, Praxis was unrepresented.
