€1m lots cause a spin in Ireland

A nightclub in the heart of Dublin’s tourist zone is one of a flurry of buildings priced in excess of  €1m (£790,000) that will go under the hammer in Ireland this week.

Some 11 properties with guide prices of more than €1m will be offered at the Allsop Space auction in Dublin on 22 October.

A total of 192 commercial and residential lots will be offered.

Robert Hoban, director of auctions at Allsop Space, said the figure was the largest number of lots over €1m that his company had brought to auction in the Republic.
He said: “This auction is encouraging for us and for the market, more people are bringing high-value assets to market and we are seeing chunkier investments.”

The top lot is Sin nightclub (pictured), with eight adjoining flats on Sycamore Street in Temple Bar. The venue, which has played host to well-known DJs such as Steve Lawler, has a guide price of €2.6m. The 15,101 sq ft building is let to Pacard Taverns with a lease expiry in 2038. It is being sold on behalf of a private vendor.
Hoban added: “Sin nightclub is one of the most popular locations in Temple Bar and we are expecting high demand for such a central location.”

Other Dublin lots that will be offered include 43,992 sq ft Airways industrial estate, with a guide price of €1m, and a detached block of six flats at 38 South Hill, with a  €1.8m guide price.

Last month Allsop Space quadrupled receipts at its Dublin sale. The firm raised €54.5m (£42.8m) at the auction on 16 September – an 86% success rate – compared with €12.5m at its October 2013 sale.

The latest auction will take place at RDS in Ballsbridge.
