Almacantar tweaks Marble Arch plans

Almacantar is submitting slightly revised plans for its major redevelopment of Marble Arch Tower, W1.

Mike Hussey’s firm has decided to increase the amount of office space at the development from around 86,000 sq ft to 97,000 sq ft. The residential plans will be altered to reduce the number of flats to 49 from 53.

As a result, consented Rafael Viñoly-designed proposals for a 17-storey tower will increase to 18 storeys, while a seven-storey planned block is unaffected.

The alterations will help to ease a shortage of grade-A office space in the West End.

Kathrin Hersel, development director at Almacantar, said: “Almacantar achieved planning consent for Marble Arch Tower in June 2014 to demolish the existing building and replace it with apartments, offices, shops and a new cinema. This scheme will create a landmark for the West End, providing a destination for residents, workers and visitors.”

Hersel added:  “We are now proposing minor changes to the scheme that will result in an increase in office space and an additional floor to the western building.”

The firm’s Terry Farrell & Partners-designed plans, comprising 76 flats at 466-490 Edgware Road, W2, which will provide an element of affordable housing, are not affected.

Construction is still expected to start in autumn 2015.
