Richard Hayward Properties subsidiary Guinevere Holdings has submitted plans for the first phase of an office and light industrial development adjacent to Port Talbot Parkway train station in Wales.
The six-acre former factory site in Cramic Way has been opened up as a result of the completion of Harbour Way, the new A4241 Southern By-Pass, which provides a direct dual carriageway link to the M4.
Subject to planning consent, Phase 1 of the Cramic Way redevelopment will comprise a total of up to 52,000 sq ft in three buildings, providing 27 units ranging from 1,250 sq ft to 3,000 sq ft and suitable for offices, research and development, high-tech and light industry.
Richard Hayward Properties principal Richard Hayward said: “This is a fantastic development opportunity benefiting from the new road link and other regeneration in the area including the Justice Centre, the Harbourside Research & Development Campus and, most recently, the start of the station transformation. The project will serve to further enliven and boost Port Talbot’s economy.”
Planning consent could be granted before the end of the year, facilitating a start on site for early 2015.
The letting agent is Swansea-based Lambert Smith Hampton.
