Aldgate Developments is close to agreeing a debut letting at its speculative 320,000 sq ft office development on the eastern City fringe.
Global marketing company Tag is in talks to take close to 50,000 sq ft in the middle section of the 18-storey Aldgate Tower, E1, where rents are in the region of £47.50 per sq ft.
Work began in 2013 and completion is imminent.
The Wilkinson Eyre-designed building on the corner of Whitechapel High Street and Mansel Street boasts 16 column-free floors of circa 20,000 sq ft.
A consortium led by Helios Capital and including Armat Investments and GWM Capital Advisors is financing the scheme with an £85.5m facility.
BNP Paribas Real Estate, GM Real Estate and Savills are letting agents on the tower; Colliers International is advising Tag.
The deal highlights tenants’ willingness to look beyond the core as the volume of available new-build stock in the City continues to shrink.
Pembroke Real Estate has also secured debut deals for its 150,000 sq ft refurbishment of 10 Finsbury Square, EC2.
Law firm Fox Williams is in talks to lease one-and-a-half floors, while a subsidiary of networking giant Cisco is in talks for two floors.
Quoting rent on the space is £63.50 per sq ft.
Cushman & Wakefield and Knight Frank are letting agents on the building.
